An Official Plan and Zoning By-law Amendment has been received for 236-264 Victoria St N. to permit a mixed-use development with ground floor commercial spaces containing 1076 residential units (~53% 1-bed, 47% 2-bed proposed) across three towers (18, 35 and 40 storeys) at a Floor Space Ratio (FSR) of 10.5. Further to the information in the various reports, Senior Planner Craig Dumart informs us that:
- The application is complete as of December 20, 2023.
- The tenure (rentals or condominiums) of the development has not been decided.
- No affordable housing has been offered.
- All parkland dedications are planned to be cash-in-lieu.
- Council is obliged to render a decision (recommend a change in zoning — along the lines requested or otherwise — or retain the existing zoning) by the April 8, 2024 Council meeting. To meet the deadline, the application would need to be first considered at a Planning and Strategic Initiatives Committee meeting, no later than March 25, 2024.

- Attend a virtual Neighbourhood Meeting on Tuesday February 13, 2024 at 6:30 pm.
- Ask questions of and submit comments to Senior Planner Craig Dumart by February 13, 2024. Note: The Planning Department is unable to set a comment deadline after the Neighbourhood Meeting because a Council decision has to be made in March 2024.
